Residents encouraged to help draft a local neighbourhood plan for Maitland

The City of Cape Town is busy preparing a local spatial development framework (LSDF), or neighbourhood plan, for Maitland. The Maitland LSDF seeks to provide further guidance and clarity on key designations that affect Maitland’s future urban form. Residents, businesses and interested parties are encouraged to attend a public information meeting at the Maitland Townhall on Saturday, 23 September 2023, from 10:00 to 14:00.
A local spatial development framework, or LSDF, is an important plan as it determines the development vision for an area on a local level. The City uses the LSDF for guidance when making decisions about development applications and land uses; and in the end, these decisions very much determine what a neighbourhood will look and feel like, a few years down the line.
'Maitland as an existing node plays a significant role in providing regional access to job opportunities. Due to its inherent mixed-use township layout, the node presents many opportunities for development that can support public transport – for example mixed use development. This will benefit all stakeholders and communities within Maitland and surrounds,' said the City's Deputy Mayor and Mayoral Committee Member for Spatial Planning and Environment, Alderman Eddie Andrews.
The Local SDF for Maitland seeks to give effect to the City's Intergraded Development Plan Vision which is 'A City of Hope' by:
- Giving further effect at a local area level of the Table Bay District Plan as approved earlier this year
- Providing land use management guidelines that are representative of an appropriate nature form and scale for Maitland's existing and future needs.
- Contributing to spatial coordination by guiding investment and planning of the City's municipal departments.
- An implementation of key infrastructure requirements to enable development of Maitland that have been prioritised.
- Prioritisation of areas where public and private development should be prioritised and facilitated.
- Prioritisation of areas where strategic intervention is required to enable desired changes to land use or urban form.
The City will present the LSDF initiative, its intention and purposes, to residents at two public engagement sessions where attendees will also have the opportunity to ask questions.
The public meeting will take place as follows:

'The local residents, land owners and businesses have a wealth of knowledge and experience that will be extremely useful as we draft this plan. I encourage all to attend the upcoming meeting, and to give us your comment on the strengths, weaknesses, and opportunities in Maitland, and other ideas you may want to see included in the draft LSDF. Officials will also be present to answer questions about the process going forward,' concluded Alderman Andrews.

The public's contributions will be used to finalise the draft LSDF and thereafter it will be advertised for public comment, and further refinement.
